What does it cost?
There are no nationally agreed scale of charges. I charge £60 for a 1 or 2 bedroomed property, and £70 for 3 or 4 bedroomed property. Larger properties by quotation. I am not VAT registered - so this is exactly what you pay (no VAT added)
I can arrange weekend and evening inspections for a premium (typically £10) if property access during the working-day is difficult to arrange.
How long is an EPC valid?
EPCs for rental properties are valid for 10 years, or until some significant changes are made to the property which affect it's energy efficiency. For example if you follow some or all of the recommendations made in the EPC to improve the energy efficiency, and you want a new EPC to show this improvement a new EPC would be required. I will reduce my charges to £45 and £55 respectively for re-inspections within 6 months of the original EPC in these circumstances.
Do I have to have an EPC?
Yes. Legislation provides for fines up to £200 for not having a current EPC at the time a property is "marketed"; plus the requirement to get an EPC. However the potential loss of rental income due to delays caused by not having an EPC at the correct time could have a bigger impact!
Who can provide EPCs?
Only an accredited Domestic Energy Assessor [DEA] or Home Inspector can issue an EPC. |
