There are 3 steps in producing an EPC; as much of the admin is carried out via eMail the process can be completed in as little as a couple of days. 
 
Pre-Inspection Questionnaire.
I send you a short eMail questionnaire establishing basic details of the property (age, type, heating system etc), which can be retuned by eMail to get the process started.
Inspection.
At a time and date agreed with you/ tenant I carry out a home energy inspection, which takes between 1 to 2 hours depending on the size and structure of the property.
The inspection involves measuring the property, recording details of the cureent heating system, existing energy characteristics (double-glazing, wall insulation, roof insulation, etc.).  Access to all rooms is required, and I also need to make a head and shoulders inspection of the loft space of houses to establish the type of roof insulation used. Photographs of the property are taken to support the calculations and provide an audit trail with the accreditation body (NHER). The photographs taken are not be published with the final certificate.
Calculation, and Lodging EPC with national register.
The measurements and other data collected on-site are fed into a computer program which calculates the energy efficiency rating based on standards based on the age and construction type of the property, and the specific measurements and other data of the property. The finalised EPC is lodged on a national database which can be accessed by prospective tenants and other interested parties. The key to this database is a unique property identifier that I will provide to you as the commissioner of the EPC. You may release this identifier to prospective tenants as you see fit. I will also provide you with an electronic copy of the EPC, which you can print or distribute as you want. (The EPC can be downloaded from the national register by anyone with the unique ID).
 
I aim to produce the EPC within 48 hours of conducting the home energy inspection.
