What is an EPC ?
 
From 1st October 2008 an Energy Performance Certificate (EPC) is required whenever a dwelling in the social or private sectors is let to a new tenant. Landlords must make accessible an EPC free of charge to prospective tenants at the point a property becomes available, and must provide a copy of the EPC to the person who takes up the tenancy. The purpose of the EPC is to show prospective tenants the energy performance of the dwelling they are considering renting.
 
A typical EPC summary looks like this - in this case the property is currently rated "D" for Energy Efficiency, which could be improved to "C", by following the recommendations contained in the detail of the EPC (recommendations not shown here)
  
EPCs are valid for 10 years. They show an Energy Efficiency Rating (relating to cost) & an Environmental Impact Rating (relating to carbon dioxide emissions) of a dwelling. Each rating is shown on an A-G scale similar to those used on fridges and other electrical appliances. Only an accredited Domestic Energy Assessor [DEA] or Home Inspector can issue an EPC.
