About Zoning Violations & Nuisance Abatement

This on-line information has been developed to assist citizens in maintaining and improving their property, to protect their health, safety and welfare, including their quality of life as well as preserve property values.

The Construction & Development Department is responsible for the interpretation, administration and enforcement of Sumner County zoning violations.  This site will give you general information that may assist you with concerns that you may have.  Call (615) 451-1467 to report a violation or request further clarification.

Sumner County adopted in 1973 the Sumner County Zoning Resolution which is still enforced within the rural areas of the county; there have been updates to the resolution that have been adopted as the years have passed.

On September 15, 2003 the Board of County Commissioners adopted Resolution No. 0309-05 which authorizes the county to exercise certain powers granted to municipalities under T.C.A. § 6-2-201(22) and (23) with respect to the Regulation of Nuisances and other practices detrimental to the inhabitants of the county.

On January 8, 2008 Resolution No. 0801-07 (revision of Resolution No. 0309-06) was adopted to provide regulatory standards for health and safety conditions of residential and nonresidential properties within the confines of Sumner County; and within the planning region boundaries of the cities within Sumner County. 

There are exceptions with respect to city planning regions and processes that an individual may want to request, the following is a list of possible exceptions;

  1. Rezoning of property.
  2. Subdividing lots or property.
  3. Home Occupations – home based business.
  4. Building Permits, inspections and code interpretation.
  5. Appearance before the Sumner County Zoning Board and/or Planning Commission.
