Welcome to the first Sumner County Planning Matters E-newsletter. This information was prepared to keep you informed of the comprehensive planning process and activities of the Planning & Zoning Department.

County planners tying together land use and transportation
Sumner County officials have recognized the need to develop a county-wide comprehensive plan that ties together land use and transportation. County planners will use the comprehensive plan to build upon existing land use and transportation plans already developed or underway by the county's municipalities and regional planning partners. The comprehensive plan will address land use and transportation concerns of residents in the unincorporated portions of Sumner County.  Public meetings will begin this autumn.  Stay tuned.

Comprehensive plan white paper now available on website
A white paper titled Sumner County Comprehensive Plan: Purpose & Need is now available on the Sumner County Planning & Zoning Department's website. The white paper examines recent county trends and projections and is an opportunity to learn more about the possible future of Sumner County. It also outlines reasons for investing in a county-wide comprehensive plan that links land use and transportation decisions.

Extreme Makeover:  Planning & Zoning Edition
The Sumner County Planning & Zoning Department revamped its on-line information. Planning Commission archived minutes, county subdivision regulations, zoning resolution, and nuisance abatement resolution, public notices, forms, and maps are now posted on-line. Save time by accessing these documents from home!

Local and regional planners continue long-range planning efforts
Important components that will shape the Sumner County Comprehensive Plan are being prepared by local and regional planners. These transportation and land use plans are underway for various portions of Sumner County.

Tri-County Land Use & Transportation Study - Involves Robertson, Sumner, and Wilson Counties and examines land use and transportation in the study area. This study is important to the Sumner County Comprehensive Plan process providing additional projections, objectives, and tools establishing a framework for the comprehensive plan within the three county area.

Northeast Corridor Mobility Study - Examines transportation and land use options from Downtown Nashville to Gallatin generally along the US-31E corridor.

Regional Bicycle & Pedestrian Study - Establishes a vision for bicycle and pedestrian travel in the greater Nashville region by outlining bike/ped improvements including connectivity, infrastructure, programs, and safety.

Regional Freight Study - An effort to develop a regional investment strategy that optimizes transportation infrastructure for freight movements.

Gallatin on the Move 2020: General Development & Transportation Plan Update - The City of Gallatin recently completed an update to their comprehensive plan.  The plan was recently adopted by the city's regional planning commission.

Hendersonville Comprehensive Land Use & Transportation Plan - The City of Hendersonville recently hosted an intensive charrette planning process to update various elements of a comprehensive plan. Drafts of these elements are now available for public review.

Portland Main Street & Highway 52 Corridor Plans - The City of Portland recently completed a plan for its Main Street area and for the Highway 52 West Corridor leading from Portland to I-65.

White House Comprehensive Plan 2025 - The City of White House has prepared a comprehensive plan that is available for review on its website.

What does "3 Feet" mean?
Warmer days are here, and more residents are enjoying local greenways, bike lanes, and roads for recreation and travel. Do you know how to properly ride in traffic? How to wear a helmet? What should motorists do when coming upon a bicyclist? What does "3 feet" mean? A new video is playing throughout the region on cable access teaching bicyclists and motorists these important safety actions.

Take survey on walking and biking
The Nashville Area MPO is seeking citizen participation in the development of a comprehensive Bicycle and Pedestrian Plan. Residents in the Nashville region, including Sumner County, are invited to complete an online survey. Citizens are asked to share their thoughts and priorities for making their communities more walk and bike friendly.

Did you know?
Approximately 75% of the land area in Sumner County is considered unplanned or not guided by a development and preservation plan.

Most of this unplanned land area is located in the unincorporated portions of Sumner County and is zoned Agricultural.

Agricultural zoning allows single-family homes on close to one acre lots.

Sumner County's population is projected to increase by 81,000 residents by 2035.
