Player houses are rented.
The lease is sold at auction in the local real estate agency. Auctions last a little over 4 days. Should you win the auction your bank account will be debited every disc month (10 real days) for the amount bid, plus whatever the local rental tax is. You can select your preffered bank with the 'change bank' option on the rental agreement.
The default bank is Bings. change bank list. change bank to <bank name> on <object> Player shops are leased for two disc years (approximately 9 roundworld months). You only pay once.
You can obtain additional or replacement rental agreements at any time at any auction house.
There will be a 10 dollar (or local requivalent) fee for the new copy. You cannot bid more money than you have in your collective bank accounts. And while sometimes a high bid does mean you are more likely to get a property, more often than not it simply forces the price up and there are many wealthy players out there. If you can possibly make it to end of the auction, wait for it before bidding high. Note that everything is listed by Disc time until the last 20 minutes when it switches to Real Time. Any bid placed in the last 20 minutes will also add another 10 minutes to the time remaining. The first payment must be made in person when you 'claim' the property, including sales tax. You only have a disc week to do this, less than three real days, after the auction ends. If you are successful at the auction you will be immidiately notified by mudmail. Shops are much the same, however they have a Lease period of two disc years (approximately nine real months) instead of a monthly rent. You pay the Lease (plus sales tax) upon claiming the property and will not have to pay anything additional thereafter.
At the end of the Lease period the property is re-auctioned. This is unavoidable.
The Ankh-Morpork Real Estate Office (NB: not forn office) requires you to place a deposit before you can bid on a property. Remember, you only have a couple of days to claim once the auction is complete.
The Ankh-Morpork Real Estate Offices (both main and forn) are staffed by real estate receptionists. Saying blacklist will let you know the date your blacklisting ends in disc time. The blacklisting only affects your ability to bid. You can still list the properties, browse them, claim them and request new rental agreements.

Clubrooms
Clubrooms or Club Houses as they are better known are bid for in the local real estate office in much the same way as houses, but there are differences. Only the President or Vice-President of the club may place a bid. Once the property is claimed the rent will be taken from the clubs main account at the Palace. Only members of the club will be able to enter the building, at least for longer than the half second it takes to get booted out. This should not effect pets, bats or clouds. If it does, bugrep. All club members will automatically have allow access for the building; although there may be certain rooms, such as private offices, which only the committee members or even specific committee members such as the President have allow access for. You can terminate your lease at any time by using terminate agreement when the rental agreement is in your immidiate inventory. The property will go on auction within the disc day, but your allow access will be terminated immidiately. Any furniture left in the property at the time of termination will pass to the next owner. If your are inactive on the MUD (not logged in) for more than 20 months, your properties will revert to the state and be auctioned. If your bank balance is too low to pay the rent you will recieve a warning letter and have to pay double the next week. If you remain in arreas the property will revert to the state and be auctioned. Unless you live in a neighbourhood with wall plaques this can be tedious. Find the street and wander along. Try every building till you find one where 'allow list' reports <your name> is allowed to control this room. Sometimes the numbers can be seen with look door as well. allow list allow <player> <house|room> Locked out?
Quite often the house you collect will have been someone elses previously. If the door is locked you will need to find the local locksmith and pay him to open it. The locksmiths are not cheap, will not enter portals and will not leave the country. You can only replace locks that are open and you can only replace them from the inside. Furniture left behind is yours by default, but etiquette states that you should attempt to return the contents.
