Can I park a 3rd or recreational vehicle/trailer here? As clearly stated in our Covenants: Owner's and Owner's Guests or tenants are limited to parking no more than a total of two (2) cars per unit on the Property at any given time. Owners and their Guest are prohibited from using part of the property to park or store additional vehicles or trailers (see covenants for complete list) for a period of more than 48 hours. The Association shall have the right to remove and store a vehicle in violoation, the expense of which shall be levied against the Owner of the vehicle or the Owner who allowed the parking of the vehicle. 
How do I find out which mailbox is for my unit? Please refer to the Mailbox Information document posted on the Documents page of this website. 
How do I pay my dues? Homeowner association dues must be submitted to Key to the Rockies by the 9th of each month. The board encourages everyone to either pay by check, not cash. Even better - sign up for autopayment, which can be arranged with KTTR. Contact Andrea at 970-468-1898 or keyacct@comcast.net. Dues will be withdrawn directly from your checking account on the 5th of each month. 
I don't have a key to my mailbox. What do I need to do? If you have lost or were never given a set of keys for your mailbox, you will need to order a new lock & key set directly from the manufacturer (see the full Mailbox Information document on the Documents page of this website). The contractor in charge of mail delivery to our complex can help install the materials for nominal charge. Contact Ram at 468.7767. 
I have a window that needs repair/replacement. Who should I contact to get it fixed? All of the windows and sliding doors are from Milgard Windows (the Denver location) and have a lifetime warranty. They can be reached at http://www.milgard.com/ or 1.800.645.4273. 
I own a frontside unit and want to install a washer/dryer. What do I need to do? Frontside units were not built with washer/dryer hookups during initial construction. Should any frontside owner wish to install these appliances, they may do so at their own effort and expense. All machines are to be installed inside the unit (outside storage closet location is not an option). Before any installation work can be performed, please contact a board member to first notify them of your intentions. A certified and licensed electrician and/or plumber (of your choice) must be hired to do the installation work. Please schedule any contractor inspections with a board member so we may provide access to the common area boiler rooms and crawl spaces. Subsequently, all work plans and details, along with copies of your contractor’s licenses and certificates of insurance/liability, need to be submitted to the Board for approval. Once approved, you will again need to coordinate with a board member for access to the building boiler room and crawl spaces in order to shut off water and complete the work. You must notify your neighbors of the work being done that will affect their water supply. Please schedule the work during regular weekday business hours. Owners are responsible for all work/repairs to the exterior and interior of the buildings. 
I own an upstairs unit. Can I install wood or other hard surface flooring in the general living spaces or bedrooms? No. In any Unit which is located above another Unit, the floor shall remain carpeted as it was originally installed. 
One of my floor tiles is broken. Where can I get a replacement? Unfortunately, the particular style of tile is no longer made. Original tiles used during construction came from Lowe's. 
One of the machines in the laundry just ate my money. How can I get a refund? There is a comment box located in the downstairs laundry room in building 435. Please fill out a sheet for our laundry contractor with your name, unit #, how much money was lost and in what machine. He will refund your lost money, but be patient as the box is only checked about every other month. 
What can I do to lower our monthly dues? We all share the costs of heating the units, so you can keep the heat at a reasonable temperature (68-72 degrees). It will also help to replace any windows or patio doors with broken seals. You can also moderate your use of water, especially hot water.  
What can I do to reduce the risk of mildew in my unit? Because these units do not have forced air heat, they are at risk for forming mildew, especially in the bathrooms and in window wells. To reduce the likelihood of mildew growing in your unit, you should run bathroom exhaust fans until bathrooms are free of steam, open windows or doors when boiling water, and leave a space at the top and bottom of blinds so that air can circulate. Wiping down the affected areas with a dry towel on a regular basis will help prevent the area from becoming too wet and reduce mold from growing extensively. 
What does Key to the Rockies do for us? What should I call them about? KTTR is providing financial services for Soda Creek, meaning that they collect dues and provide monthly statements. They are not providing property management services so any question unrelated to your dues should be posed to the board members.  
What is the HOA doing to be "green?" We are using compact fluorescent bulbs in public areas and laundry rooms, we've installed weatherstripping in laundry room doors to conserve heat, and we don't have any extraneous landscape lighting. There are also three recycling bins provided at the dumpster area for glass, paper, paperboard, cardboard and plastics. 
What kind of materials be recycled in our bins? Check out the High Country Conservation Center's website for more information on what and how to recycle in Summit County. The sorting guide applies to what can go into our totes. http://www.highcountryconservation.org/sorting_guide.htm  
When and where are our annual homeowner meetings held? Soda Creek HOA meets once a year, in the third week of January. Meeting locations change per year. Notices are sent out approximately 60 days prior to the meeting date to help homeowners plan in advance to attend. Suggestions for agenda items can be submitted to the Board prior to the meeting. 
When does snowplowing occur? Our snowplowing contractor will come at 9am on the mornings after it snows 3" or more overnight. Please move your vehicles from the parking lot promptly on those mornings to facilitate this service. If you are home and hear them working outside, please be good enough to move your vehicle. Taking care of this when they are here will help reduce the need for more expensive pushbacks each season, ultimately keeping our dues as low as possible. 
When were the condominiums built? The complex was built in 1997, originally as apartments. They were refurbished in 2004, with the deed converted to condominiums; frontside units designated as affordable housing. 
Where can I get touch-up paint? All of the original paints are from Sherwin Williams. They are only sold in 5 gallon buckets, so you may want a paint store to try to best match the colors based on the following original specs: Walls: Promar 400 Eggshell, Interior Latex #6142 Macadamia, Formula B20-W4451. Trim: Promar 400 Eggshell, Interior Latex, Extra White, same formula as walls but no tint, B20-W4451. Ceiling: Promar 400 Eggshell, Interior Latex Dover White, B20-4406. 
Where can I install a satellite dish? Please install the dish on your deck or patio support, NOT on the side of the buildings or the roof. 
Where can I obtain a copy of Soda Creek Declarations and Covenants? The Declarations and Covenants, as well as additional legal documentation and paper for Soda Creek Condominiums can be found on this website under "Documents" section.

Why do we have laundry facilities? The frontside units were not built with laundry hookups, therefore common laundry rooms were provided both upstairs (one washer/dryer) and downstairs (two washers/dryers) for frontside residents. They are available for all residents to use, but not for the general public. Please keep the laundry room doors locked to prevent abuse.
