Heating System Boiler Replacement

Earlier this summer, the HOA provided notice that the complex would undergo some major renovations to both the hot water and the heating systems. The majority of the first phase of this project is complete and we are now moving into the second phase of replacing the heating system boilers.


This work is expected to take approximately four days in each building. During this time, the supplied heat to each unit will be off. The HOA is aware that the nights are cool during this fall season, so we recommend that each unit keep windows and doors closed to help retain heat. Also, the HOA has one space heater for each unit available to use during this time. Please let the HOA board know if you would like one brought to your unit. (They do draw on your electricity, so it is recommended that they are used sparingly and only if necessary.)


We will provide notices to each building as soon as we know when the work is scheduled.


This has been a very big project and we appreciate everyone's patience during this work!

Plumbing and Heating Repairs

Over the next several weeks, the complex will be undergoing some major renovations to the original hot water and heating systems located in the mechanical room of each building.

The first phase of work includes removing and replacing the hot water tanks, as well as replacing all of the pipes associated with our domestic hot water. This will take about one week per building to complete—given no major issues arise during the project. During the week of work, the building and units will have cold, running water to faucets & toilets. However, there will be periods throughout the day (Monday-Friday, 9am-5pm) when hot water will be shut off. We will do our best to minimize the inconvenience to everyone’s home and will notify residents as soon as possible as to dates & times of when this work is to occur. Please keep in mind that there may be situations when the timeframe above will need to be extended for an hour or so beyond 5pm, as this is a very labor intensive project.

In the meantime, while all buildings are getting new water tanks, please try to stagger your hot water usage by spreading out running the dishwasher, doing laundry, and taking showers—even if your building is not being worked on.

The second phase of this project will take place once the first phase is complete in all of the buildings. We will then begin replacing and upgrading our heating system boilers to a more energy efficient system. This should not interrupt any daily activities. We will provide more information and notice as that time nears.

2011 Annual Meeting Notes Available

The Annual Meeting Notes for 2011 have been posted in the Documents section of our website (in 2011 Folder). They will be mailed to all owners this week. Please review them and if you have any questions, please contact a Board member.
Notes: Dues have increased slightly this year by $10/month, to be allocated into the Reserve budget. March's dues invoice will collect the increase accounted for in January and February as well.
Board elections were delayed as there was agreement to investigate other management options. An additional meeting will be held within the coming months. Notices will be sent as soon as this is scheduled.

2011 HOA Annual Meeting

Mark your calenders: the 2011 HOA Annual Meeting is scheduled for January 22nd from 9a.m. to 11a.m. The meeting will be held at The Keystone Center (NOT the conference center). Donuts and coffee will be provided. If you cannot attend the meeting, please be sure to send in your Proxy forms before the day of the meeting (they will be included in the packet being mailed to all the owners). An electronic version of the meeting packet can also be found in the Documents section of this site.

Laundry Room Dryer Vent Cleaning

Service to clean out the dryer vents in each building’s common laundry rooms is scheduled for Wednesday (10/6) and Thursday (10/7), beginning with the north end buildings (395 on). The process will take approximately 3 hours per building. During the servicing, the laundry machines will not be available for use. Please note that there will be a moderate amount of noise during this service.

Also, if you have machines inside your unit, the HOA Board highly recommends that at some point in the near future, you schedule a vent cleaning. The contracted company can offer $55 per individual unit if coordinated during the building service next week. Otherwise, they can offer this service at $80/unit.

Parking Lot Maintenance - Tuesday/Wednesday 9/21-9/22/10

Soda Creek Condos will be having parking lot maintenance done this afternoon (9/21) and tomorrow (9/22). Please have your vehicles
removed from the lot on Wednesday the 22nd.

Exterior Window Cleaning scheduled for August 10th

On Tuesday, August 10th all exterior windows of the complex buildings will be professionally cleaned. This will include the patio doors.
Please remember to close all the windows of your unit, and lock your patio door.
As much as possible, please clear a working area on the patio for the cleaners.

Summit County Recreation Path update

Board members recently met with Brad Eckert from Summit County Planning to get an update on the construction of the Recreation path that will be built this summer. If you hadn't heard, the recreation path will continue from Swan Mountain and run behind our complex, just below the berm.
The following are some notes from that meeting:
  • The plans for the path alignment are not final yet, but they are getting close.
  • Building materials will be asphalt (same as all other County paths)
  • It will be a standard 10-12 foot wide path with 2 foot buffers (gravel). All development codes can be found on the Planning website. Construction is ESTIMATED to take place for 6-10 weeks, with hopes of beginning in June.
  • The daily construction work schedule is allowed from 7am to 7pm.
  • Construction stages will be 1) clearing and prep; 2) Grading (which includes the big equipment); 3) building the road base/compaction/testing/asphalt.
  • The construction will not necessarily take place in a linear progression (could see all stages happening together).
  • Staging of equipment and materials MAY be located on the empty lot to the south of our complex. They WILL NOT bring any equipment through the Soda Creek property.
  • Normal operations of the path by the County will include winter plowing and year-round sweeping, as well as routing maintenance checks - all done by a vehicle on the path, but should not be a disturbance.
  • It is important to note that disturbance during construction and just after will look bigger than it will end up being (effects will lessen almost immediately within first 1-2 years). Any cut slopes will be re-vegetated after construction of path is complete.
  • The County has determined that no additional vegetative buffers are necessary. Thus, it would be the HOA's responsibility for any plantings on our side of the berms.
  • Signage for "no access" will also be HOA responsibility for signs at our entrances, although they will look into signs placed on rec path that would direct users to use "designated entry portals."
The Board will post updates to this process if there are any changes which will affect the complex. Please contact either Andy or Paula if you have any questions or concerns regarding this matter.

Interested in a Community Garden?

Please contact either Am Fussell (afussell@keystone.org) or Heather Gerhardt (mountaingal.hg@gmail.com) if you are interested in being a part of a Soda Creek Garden project. The committee had an initial meeting and they are now looking to meet with everyone else at the complex who are interested in creating and tending their own garden plot.

Meeting agenda will include: how many plots we want, sizes for each and materials needed.  If we can get all the soil and compost at the same time, we can get deep discounts. 


Also top priority will be to SCHEDULE A CONSTRUCTION DATE:  bring your calendars and we can schedule two construction days.  Everyone can go to one of them and we can get all the gardens built as a group. 

 

We think boxes will be about $15-30 worth of compost and soil and whatever wood you can get donated or buy.  Wood would cost depending on the size, 4 by 4 foot or 4 by 8 foot plots each 20” high, plus nails and screws.   (Details attached)
