The Villas at Placencia ECP grants approval
for:
- Two 3-story condo buildings holding 12 condos
- Swimming pool and deck
Please note that the advertising brochure for the
development describes Villas at Placencia as including a 100-foot pier on the
Caribbean side, plus an additional 30 condos on the Lagoon, plus a spa and
marina for 20+ boats of up to 30 feet in length. The ECP provided by the DOE
does NOT approve these additional development components.
Other terms of the ECP:
- 3-story building height maximum (40 feet)
- Water to be obtained from Seine Bight/Placencia water
supply
- Treated effluent from the sewage system allowed to be
disposed of in the Placencia Lagoon after being diffused through the 66-foot
reserve on the Lagoon.
- Pool water required to be filtered and recirculated in the
swimming pool and wastewater stored in retention tanks and used for irrigation,
unlike The Placencia Resort which has been given permission to dispose of pool
water into the Caribbean).
- Developer required to enter into a written agreement with
the Placencia garbage disposal system (unlike Wild Orchid which was not required
to have any agreement for garbage disposal).
- Developer required to hire security guards to minimize need
for additional police. (Same requirement as imposed on the Wild Orchid lagoon
development).
The developer for The Villas at Placencia is Dean DeMarks. Police arrested Mr. DeMarks for possession of plastic explosives and other weapons, and Mr. DeMarks is no longer in Belize. |
