This is an introduction to a sustainable housing community developed by Omaha Social Capital, LLC in Omaha, Nebraska.  It includes a Project Description, Frequently Asked Questions, Site Plan, Concept Presentation, and Neighborhood Study. 

 

PROJECT DESCRIPTION:

 

Overview: Park Avenue Square is a 90+/- unit apartment community contained within 8 historic buildings.  The proposed site plan affords secured parking, landscaped public spaces, and 10,000+ square feet of commercial space.  Our development strategy is to create the most comfortable, safe, and affordable housing community in Midtown Omaha. 

 

Location: the west half of three city blocks starting at the intersection of Park Avenue and Leavenworth Street in Omaha, Nebraska.  The northern boundary on Park Avenue is approximately St. Mary’s Street and the southern boundary is Mason Street. Park Avenue Square is within blocks from Midtown Crossing, Hanscom Park, and downtown Omaha.

 

Developer: Omaha Social Capital, LLC (OSC) is a community-based development organization which seeks to create unique housing opportunities in and around Omaha, Nebraska.  OSC serves as the sole developer, and developing partner to a wide range of projects from residential to commercial at various community locations.  Founded as a volunteer group of real estate professionals concerned with urban development, OSC has evolved to focus upon acquisition and rehabilitation, land development and new construction. 

 

Development Team: our team boasts nearly 300 years of combined experience in construction, building efficiency, and historic renovations.  Leading members include: Tackett Construction, Alley Poyner Macchietto Architecture, Johnson Controls, Sadler Electric, and Carmody Plumbing alongside a long list of qualified sub contractors.  Each member is committed the long term success of Park Avenue Square for the betterment of Midtown Omaha.   

 

Timeline: the first phase of development – acquisition and clean up – was completed in the summer of 2007.  With the timely support of our governmental and community stakeholders, we should be able to accept our first tenants sometime in 2009.
