OUR GOALS
The first step in managing any property is to understand what the owner's goals are for the property. Once we understand what your priorities are we can appropriately tend to all the needs of your property. Then we cultivate a strong relationship with your current tenants. We send out written letters notifying them that North Coast Rentals is your managing agent, and we explain to them what we do. This is including but not limited to; our contact information, how and where to pay rent, rules and regulations, new rental/lease agreements and any other paper work they will need. We have found that providing a personal approach with our tenants helps not only in the transition process, but it helps us build a strong relationship with each tenant. Having a strong relationship and good communication with tenants helps to ensure longevity.
RENTAL EVALUATION
We are constantly aware of the changing market conditions. Rental prices can fluctuate yearly or even monthly. We will give you a range of what your rental property will rent for based on other properties similar to yours. We will assess your property's condition and do a full inspection of your property. We will be looking and taking photos of interior, exterior and landscaping. We will recommend repairs, painting, yard maintenance, or general upkeep that may be necessary to attract a quality tenant. We will document any damages we find and help you to set up a plan for short and long term costs. This will also help maximize your curb appeal, maintain your property's value and rental value. We want to protect your investment.
MAINTENANCE
We have a full staff of contractors that care for our properties, they are all licensed, insured and bonded. We have a great team put together if your property ever needs repairs. We respond to all maintenance requests within 24 hours. If it is an emergency, it is handled right away. Our maintenance team is on call 24/7. When a move-out occurs we go through the unit and fill out a detailed report. We make any repairs that need to be done and complete a full detailed clean of the unit, including carpets and windows. When there are repairs that need to take place, we will call you and give you a detailed report on these along with photos. We treat your property like our own and want to insure that it is always well maintained and holding it's market value!
SCREENINGS/APPLICATION PROCEDURE
We have a very complete and thorough tenant application process. This includes a full credit check, a nation wide criminal background check, rental history, job history, and reference checks. Tenants must meet North Coast Rentals guidelines in all of these areas to rent through us.
RENTS
We collect and process all rent monies from tenants. We will enforce on-time rent payment and handle any non-sufficient funds we may receive. We will review each year all lease agreements to assure you are receiving the best income from your investment. Rent is due on the 1st and is legally late on the 5th. Tenants who don't have rent in by the 5th will be served a 72-hour notice to pay or vacate. We don't accept partial payments on rents.
DEPOSITS
We require all tenants to pay ample security deposits to ensure their pledge of complying with the terms of the rental agreement. All security deposits are kept in your Client Trust Security Deposit Account. If a tenant moves out, they need to meet all conditions of the deposit refund sheet to get their deposit refunded back.
PETS
Pets are not a protected class unless they are a companion animal (this comes with a written form from the doctor). All tenants who have pets will pay a pet deposit. You can choose whether or not you would like pets on your property. If you choose to, we accept dogs of certain breeds under 25 pounds for a non-refundable deposit of $400 and cats $300. All animals must be approved with an acceptable pet reference from the previous landlord, and our staff must meet and verify that all animals have up to date vaccines and are licensed. We do not accept pets that are considered dangerous per the CDC, such as Dobermans, Pit Bulls, and Rottweiler's.
INSPECTIONS
We drive by your property once a week to assure that things are in order. A walk-thru is conducted four months after a new tenant moves in to ensure that the tenant has not brought in any unauthorized pets or occupants and to ensure they are maintaining the property in a satisfactory manner. Annual walk-thru's are also conducted.

MANAGEMENT FEES
Our fee is based on a percentage of the gross monthly rents collected. Please contact us to discuss our fee structure, as every client and property have different needs.
