1.) How long are your leases? Leases are August to August. They begin the Saturday before classes begin and end on August 15th of the following year. If your unit is ready prior to the actual lease start you will be charged a daily rate, however, we do NOT promise anyone early occupancy. 2.) Are pets allowed? No. Charges for pets found on the premises up to $100 per day. 3.) How many people can live there? Each unit is licensed for a certain number of tenants. There are no exceptions to that number and any over occupancy will result in lease termination. 4.) When is rent due and how is it paid? All rent is due on the first of the month. You may pay in advance if you prefer. Rent should be sent or dropped off to my office at the above address on or before the first. There is a drop slot in the office door. 5.) How much is Security deposit? Security deposit is one and one-half month's rent for all houses and apartments. Security deposits are held in an account and are refunded 30 days after the end of your lease if all terms and conditions of the lease have been met. 6.) Is there a cleaning fee? Yes, each unit has a non-refundable cleaning fee based on it's size and amount of carpet in the unit. 7.) Is there an application fee? No, at this time we don't take an application fee. We do ask that your rental references be current. I will call your former Landlord for a referral. 8.) Do I have to take care of the lawn? No, your rent includes lawn service; however, you are responsible for making sure that litter is taken care of in a prompt manner. 9.) Who takes out the trash? Your lease will specify who takes care of trash. If it is the tenant you must make sure that your trash container is taken out and taken in as per lease instruction. 10.) Do I have to shovel snow? If your lease says you are responsible for shoveling, a shovel will be provided for your house. It is a great cardio workout! 11.) What if I have a problem with my house/apartment? I have found that e-mail is the best way to communicate with my tenants. This works for just about everything from maintenance issues to roommate problems. I check my e-mail more than once during the day & usually you will hear from me within 24 hours. Unless it's an emergency don't expect to hear from me on the weekend. My cell phone is to be used for emergencies only. |
