Hiring a Professional Contractor
First, we must consider the importance of our home. For most of us, our home is one of the biggest investments we will ever make and we want it to increase in value over time. But, it is also so much more than that. It is our retreat from the outside world, our place to entertain our friends and family and our personal canvass to express our own unique style. Needless to say, we want it to meet our needs, fit our lifestyle and to be as comfortable as possible. These reasons create our desire for constant improvements, repairs, upgrades and maintenance.
Some projects are do-it-yourself type projects that can save you money, but will rarely save you time. After numerous trips to the hardware store, we begin to weigh the importance of our own time, energy and most importantly the professional look of the finished product. When we determine it is better to hire an expert, there are several things to keep in mind.
Home improvements, repairs, upgrades and maintenance can cost thousands of dollars, so it is important to select the right contractor, get the best quality at the best price possible and protect your investment with a solid contract that won’t leave you with incomplete or unacceptable work. There are some general steps you should take to help avoid home improvement pitfalls:
• Find out some basic information about the contractors you are looking at using
-
How long have they been in business?
-
Are they a member of any professional associations or the Better Business Bureau?
-
Are they licensed & insured?
• Select the Contractors you are most interested in and do a little more homework on these few
- Ask for references & actually call the references!
- Supply all the contractors with the same project information, make sure this information has sufficient detail
- Request a formal, written, fixed-price bid for the work
- Take more into account than just cost, consider your chemistry with the different contractors and the experience the contracting company has to offer
- Be sure the estimate specifies materials in detail to include model numbers, styles and colors
- Understand who has the responsibility for demolition, cleanup and trash collection
- Get a list of all subcontractors who will be working on your project
- Know how the contractor plans on supervising your job site
- It is recommended that the contractor obtain all required permits to ensure responsibility of the work
- Establish a completion date and payment schedule
- Ask questions if you are unsure about any aspect of the job
• Signing an Agreement
-
Ensure your agreement is in writing and signed by both you and the contractor
-
Do NOT pay up front for the majority of the job, pay as the work progresses
-
Add a release-of-lien clause to your contract or ask for proof of payment by your contractor to all sub-contractors to protect yourself from a lien against your property by suppliers and sub-contractors
• Completion Statement
- Do NOT sign a completion statement or make final payment until you have made a final inspection and your are 100% satisfied
As you can see, there are many things to consider when undertaking a home improvement project. Whether you are looking to remodel your kitchen or bathroom, finish-out your basement, add a home theater or just put a fresh coat of paint on the walls, following good contract guidelines will help ensure you get a quality job at a competitive price.
