Frequently Asked Questions

1. Are pets allowed?
   We do not allow any four-legged pets.   Aquariums are allowed, but not to exceed 30 gallons.
2. Are you a good landlord?
   We're a bit biased on this one, but YES we are :) We do our best to be honest, up-front, and respectful of our tenants. We've been renting mainly to XU students since 2001, but we won't discriminate based on that. We are just looking for good tenants!
3. What about Utilities?
   Water, sewer, garbage, gas, electric, cable, internet, telephone, satellite are not included in the rent. If you have specific questions on what the average energy bill is, give Duke Energy a call at 513-421-9500. Just give them address of the property you're looking at & they'll give you the most recent average. 
4. Can we have parties?
   Yes, but please be respectful of your neighbors. Also be sure that your friends are not participating in any illegal activities. Any damage caused by the event are your responsibility (of course). Also remind yourself of points 6 & 7. Just use your common sense...and have fun!
5. What about Security Deposit?
   Security deposit is generally 1 month's rent and is due at lease signing. 
6. What about Yard Maintenance?
   For 4014 Carter & 4216 Bell, we will maintain the grounds during the growing season.  During the winter months, we do not handle snow & ice removal. Tenants are expected to keep the grounds looking nice (ie. no trash, beer bottles, cans, cigarette butts, party debris, etc). 
7. What about Smoking?
   Absolutely NO SMOKING inside the premises. All these houses have covered porches for that. If it's too cold outside, try quitting :)
8. Are these houses for sale?
   We are always willing to entertain an offer for our properties.  We plan to sell these at some point, so if you're interested, please make an offer!
