Short Sale from Hell This was not fun. The owners had lived here for 30 years, and the place was really a wreck. They owed over 200k on it- they had 3 mortgages, and 2 tax liens (income tax), and the house itself was worth about 60k. The land however was worth quite a bit. There was over 3 acres on top of a hill overlooking the river, right in the city. It is totally private because of the hill. It is pretty cool! Anyway with all the liens to deal with, it was a nightmare to get them all to agree on the same terms, and it took 8 months to do this SS. (which is why I'm giving it up) The bank would only agree to settle for 121k. I didn't have any buyers that would pay more than that because of the condition of the house. So I found a buyer that would pay 130k. I was asking the bank to just pay me a commission and the loss mitigation fee (I'd put at least 100 hours into this stupid deal) so I would have make about 7.5k. At the last minute they axed the LM fee. I was sick and tired of the whole thing so I said FINE let's just get the daggone thing closed!!!! I probably could have sold the lot for 150k if there hadn't been a crappy house on it.
