History
of Clean Up Day. Clean Up Day was
started to maintain the common areas of branches and debris using volunteers at
a minimal cost. As a reward to the
volunteers, a picnic followed. Since
it’s inception, different services were made available to the residents. This year, new resident David Klingaman has
generously offered chipping equipment and a crew from his business for both
clean up weekends. These services will be used to clean up the common areas and
offered to the residents for a small donation.
Also, large dumpsters will be placed in the field by the sewage plant at
the end of Memory Lane for people to dump yard debris. Please see more information below.

will be available, June 7 to June 21, for all residents to dump FOREST WASTE ONLY.

IMPORTANT NOTICE
FIREWORKS RELATED FOREST FIRE AT
HUNTER CREEK RANCH
On the afternoon of Friday July 1, 2011 loud noises, initially reported as gunshots, were heard by several residents of Hunter Creek Ranch. At 4:00 a.m. the following morning, a Hunter Creek resident, while taking her dog out, observed a fire line of flames in the National Forest to the rear of her cabin. 911 was called and units from the Christopher Kohls and Hell’s Gate Fire Departments responded, along with units from the Gila County Sheriff’s Dept and the US Forest Service. Because of the early report of the fire, fire crews were able to quickly contain and eventually extinguish the fire (approximately 4 hours later).
An investigation revealed the cause of the fire was fireworks, set off from the meadow area near Tract H at Hunter Creek Ranch. It was determined that what was initially thought to be gunshots the afternoon prior, turned out to be a Hunter Creek resident or guest lighting fireworks from that location.
Fire restrictions were in effect at the time, and given the recent fires all over our state, resulting in billions of dollars in losses, it is unfathomable that someone would be so negligent and careless as to participate in such an activity which put the lives and properties of others in eminent danger.
Several years ago, Gila County adopted the same fire restrictions as the surrounding National Forest. What this means to you as a homeowner is that when fire restrictions are in effect, (No open burning of any kind, including charcoal, campfires, etc.; no shooting of firearms; and certainly, no Fireworks), these activities are prohibited EVEN ON PRIVATE PROPERTY.
PLEASE BE ADVISED THAT THE USE OF FIREWORKS IS PROHIBITED AT HUNTER CREEK RANCH AT ALL TIMES.
It should be restated that the shooting of firearms within the confines of Hunter Creek Ranch, or in the National Forest within a quarter mile of the residences is prohibited by State law at all times.
That said, the HOA Board is asking anyone who may have witnessed those responsible for this “near disaster” to come forth with any information which may be helpful to investigators by calling Karl Mann at (928) 478-4008 or (480) 907-8428. |

Hunter Creek Ranch Homeowners Association Meeting Minutes
April 30th, 2011
The meeting was called to order at 10:05 am and adjourned 11:20 am.
Six homeowners were in attendance and five board members: Tom Hoppal, Karl Mann, Randy Osterman, Irv Ingram, and Kyle Bardet.
Fire Protection
Terry with Christopher Creek Fire Department gave a summary on their response procedures and estimated response time if a structure fire were to occur in Hunter Creek. Discussion was held in regards to a possible standpipe that would feed off the large upper pond for an additional water source.
Jarve is to meet with the fire department to see if the fire truck can access the pond without a stand pipe and if not he will investigate the cost of a possible stand pipe.
The question was raised in the fire department could help on the expense of the stand pipe since it is a fire safety issue for the community.
Karl is going to check into a 24 hour code for the main gate to be used only by emergency agencies i.e., police, fire and ambulance services.
Rob Jarvis is the new Fire Captain as of April.
Financial Update
Total held in between the checking and savings accounts is currently $290,204. Current accounts receivables which consist of past due homeowners association dues is $19,548; homeowners more than one year in arrears with their dues. The past due homeowners are being turned over to Carpenter Collections Agency and our Attorneys. Total assets compared to one year prior reflects and improvement of $31,707. The overall expenses have increased as compared to last year by $2,093 as a result of higher legal fees and timing of chemical expenditures for sanitation system.
2011 Proposed Major Expenditures
· Storage Area – Up to a 12’ x 12’ storage unit can be built without a building permit. Within the fenced area on the west side of the water tank there is room for a 10’ x 14’ storage unit. Estimated cost is $5,500 to build and would have a ten year breakeven point based our currently rent of $50 per month for rent a unit. Based on the cost, convenience and added room the board approved the expense.
· Fire Hydrant – The board agree to replace the fire hydrant located on Homestead Lane. Discussion was held regarding if two hydrant per year should be replaced vs. one. It was agreed one hydrant per year unless additional hydrants break.
· Road Repair – The current road repairs in progress should have a final cost of approximately $7,000. It recommended by the road repair company that all the roads within Hunter Creek be chip sealed. Jarve is to get the estimated cost per mile for chip sealing the roads, estimated total miles within the community is 3 miles. Additional granite is needed for the road to the sewer plant and around the water tank is needed. The board agreed to the added expense of approximately $1,500 for the granite and labor to spread.
· Culvert Repair – One culvert needs to be repaired to prevent future road damage. Approximate cost of repairs is $1,000 for concrete and $450 per day for labor (1 day labor estimated). The board approved the estimated expense of $1,500.
Hunter Creek Ranch Picnic and clean up day
Joan Foltz is organizing the annual picnic this year and is holding a salsa contest that will be held on Saturday, May 21st, from 12 to 2 pm behind the water pump house (Elk Circle). Please RSVP to Joan at jfoltz@cox.net or 480-756-8449.
The HOA will have a total of two dumpsters this year, 1 schedule for the weekend of 5/21 and one for 5/28. The dumpsters will be located down by the sewer plant and times will be limited when you place you debris in the dumpster. Times will be posted on the dumpsters and by the gate.
Architecture Committee Update
No new constructions, 3 current remodels are in the process. One complaint regarding a fence in which Karl is checking into.
