The Township's zoning
regulations are provided in the The Fairfield Township Zoning Resolution. What is zoning? Zoning laws typically specify the areas in which residential, industrial, recreational or commercial activities may take place. Rural zoning tends to focus on the designated use of land such as industrial versus residential, lot size, and distance of structures from neighboring lot lines to promote peaceful co-existence. In this manner, zoning can greatly improve the property values and quality of life for residents and business owners alike, through careful stewardship of industrial, commercial, and residential zones and coordination with other governmental agencies as needed. What Zoning is NOT? Zoning should NOT be confused with Homeowner Association Rules (increasingly common in planned communities and subdivisions) that specify aesthetics and appearance such as paint colors, yard decorations and similar. Township Zoning is NOT the primary vehicle to address immediate "quality of life" issues such as a loud party next door, barking dogs, dissatisfaction or disregard for posted speed limits and so forth. Finally, cases involving civil matters between individuals are advised to proceed through private litigation. These may include, but not be limited to, property line disputes and the division of real estate.
