Booking conditions and booking form

Bookings are made directly with the property owners by sending a signed booking form and a deposit. Your signature on the booking form will be taken as your and your party’s acceptance of the following conditions:

Booking and balance payment
A deposit of 30% of the rental must be paid at the time of booking. Once the deposit is received, we will confirm your booking.

The balance of the payment must be paid at least 8 weeks before the rental start date. If the balance is not received by us by the due date, we shall be entitled to cancel the booking without prejudice to our claim for cancellation charges, and to retain the deposit. For bookings made within eight weeks of departure date, you will be required to pay the full cost of your holiday at the time of booking.

Should you wish to cancel a booking, or should we cancel due to non-payment, the following cancellation charges will become payable:
- 30% if you cancel 8 weeks or more before the rental start date
- 50% if you cancel between 4 and 8 weeks before the rental start date
- 100% if you cancel 4 weeks before the rental start date

Cancellations must be received in writing by us.

Though it is unlikely that we will have to make any changes to confirmed arrangements, if it happens we will refund the amount paid to us for the property, but we will not be liable for any cancellation charges for travel arrangements.

Young children
The property is NOT suitable for young children. The swimming pool is deep (up to 2.4 m), not fenced and unsupervised. Young children should NOT be left un-supervised in some parts of the house (e.g. the stairs to the second floor, the hanging library, close to the stove or the fireplace) and part of the garden.

Tenants
Only those people listed in the booking form may use the property. The number of people must not exceed the house capacity (13 people maximum).  The use of the Villa for commercial/business use is prohibited without prior written permission. No private parties, weddings, wedding receptions or large gatherings are allowed in the property without written permission. No camping is permitted on the property grounds.

Heating / air conditioning
Heating in winter and air-conditioning in summer are available at an extra cost of EU 700 per week. This extra-cost will be paid at departure.

Arrivals and departure times
You are expected to arrive between 4 p.m. and 7 p.m. and to leave before 10 a.m. on the day of departure: please inform us in writing if you wish to change these times (this will guarantee that you will be able to access the property at arrival). Please note that late arrivals could be difficult to arrange and we might need to charge you extra for this.

Security deposit
At the start of the rental period, you will be asked to pay a security deposit of EU 1500 in cash, to cover for any damage or breakages that might occur during your stay. This amount, less any applicable claims, will be returned after your departure.

Pets
Well behaved pets are welcome but should be declared on the booking form.

Cleaning
The property will be cleaned throughout at the beginning of the rental period and must be left by the tenant clean throughout at the end of the rental period. A maid will come three times a week. It is possible to arrange extra service if required. Clean linen and towels will be provided at the start of the rental period, and will be changed at the end of each week.

Swimming pool
The swimming pool is open between April and October and can be heated on demand. The swimming pool is not fenced and there is no lifeguard. Clients' use of the swimming pool is at their own risk. Children MUST be supervised at all times. The swimming pool must be left covered whenever not in use to avoid accidents. The last adult to leave the swimming pool has the responsibility to action the cover.  We do NOT assume any responsibility for the use of the swimming pool.

Telephone / internet connection
The Villa has telephone access. Mobile phones /3G cards and blackberry have reception.

Valuables
Valuables left at the property are at the clients' risk.

Travel insurance
It is up to you to be covered by comprehensive travel insurance including coverage against trip cancellation. The appropriate coverage is your responsibility and we advise that you arrange it at the time of the booking. We will not be deemed responsible for any cancellation.

Complaints
We do not accept responsibility for the breakdown of the supply of water, gas nor electricity; though we will make sure that problems, if they occur, are fixed as quickly as possible. Complaints should be made in writing at the time of departure (later complaints will not be accepted).

Law-jurisdiction
In the event of any dispute concerning the terms and conditions of this contract, the court of law of Lucca will have jurisdiction and Italian Law will be applied. On signing the Booking form the client totally and unconditionally accepts these Booking Conditions.
