The layout is typically Spanish with the bedrooms and bathrooms located on the lower level and the lounge, kitchen and dining area located on the 1st floor, which is at the same level as the pool and gardens.
When using a car guests will generally enter via the French windows to the main bedroom which is only 10 yards from the parking area.
A turret staircase is used to access the 1st floor and then a further turret staircase up to the top sun terrace.
From the lounge, sliding patio doors lead to a BBQ terrace with a large table, 6 chairs and a 3 metre, wind up, parasol for shade.
There is a traditional charcoal BBQ and also a large Coleman gas BBQ.
This terrace is ideal for breakfast - even in the spring and autumn months it benefits from the morning sun.
The top sun deck has 2 (pool type) sunbeds, 2 clothes airers and excellent views over the resort and the Mar Menor in the distance.
The front terrace, next to the front door, is only a few paces from the pool area, again with a table and recliner chairs. Ideal for parents to watch whilst children play around the pool and gardens.
There is a garden area next to the villa with a bench and table which is shared with the neighbours at 96.
Following an extension to the villa, the bedrooms are much larger than average. There is plenty of room in both bedrooms for a cot, if required.
The master bedroom has a king size bed, 2 bedside cabinets, a large chest of drawers, a reclining seat and a wardrobe with high and low hanging rails.
The master bedroom connects to an en suite with a toilet, bath with shower attachment, separate 90cm corner shower with thermostatic mixer valves, sink and plenty of storage for toiletries.
The second bedroom comprises 3 standard single beds, 3 bedside cabinets, a large chest of drawers, wardrobe with high and low hanging rails. There is also an LCD television and in the wardrobe, a combination safe for passports, money and valuables.
The wardrobes have a substantial number of coat hangers, so no need to bring your own. A hairdryer is provided in each bedroom. There is a full inventory of all items in the villa which you may wish to consider when packing.
The 2nd bathroom is next to the 2nd bedroom but not en suite. This has a toilet, 90cm corner shower with thermostatic mixer valves, sink and plenty of storage for toiletries. The washing machine is also located here.
Both bathrooms have recently been refurbished to a high standard with floor to ceiling wall tiles, downlights, extractor fans, infra-red heaters for the winter months, heated towel rails and new plumbing and fittings throughout.
The kitchen area is much larger than usual, again following the extension to the villa. It has all the utensils, crockery and cutlery you will require and plenty of storage space.
There is a 4 ring electric ceramic hob with extractor fan, oven and grill, microwave, dishwasher and fridge/freezer.
There is a substantial granite worktop area, with 2 breakfast bar stools and a broadband router for wireless internet access for guests bringing their own laptop. There are 6 UK 3 pin sockets, so no need to bring your own adaptors for charging mobile phones etc.
The lounge area provides seating for 7 in front of a large 37 inch widescreen LCD TV, with built-in recording facilties for 40 hours of programmes. A DVD player is provided, along with a selection of DVD films and music CDs.

The dining area has 6 chairs and a pine table which can be extended if required.
There is a supply of reading books, board games, maps, book of local walks from the club, instruction manuals and local guide books.
A store cupboard next to the front door contains the iron, ironing board, cleaning items and a box of toys for the beach or pool.
All areas of the villa have had new floor tiles recently. We find these are very easy to keep clean compared to other villas which still have the old terra-cotta type.
There is a large air-conditioning unit serving the upper lounge, kitchen and dining area and separate air- conditioning units for each of the bedrooms. These can all be used to maintain a constant temperature and during the winter months can also be used for heating.
The lounge and both bedrooms have ceiling fans. During the summer months these are often used by guests in the bedrooms if they do not wish to have the air-conditioning on all night.
The villa has been double glazed recently and this helps both in the summer and the winter. With double glazed windows and the bedrooms located on the lower level there are no complaints from guests about outside noise levels.
