New management Company As of Decemeber our new management company is AAM. We will soon have anew website, but until then our property manager is Leisha Collins. The new fine policy will be $100 for the first fine and then raised in $100 increments thereafter as needed or determined by the Board of Directors. Currently if a violation is noted, you receive a Community Reminder and are given approximately two weeks to rectify the issue. Unless you communicate with the community manager, a second letter, Notice of Hearing, will be sent to you if the issue remains open. Please do not be offended at the verbiage of the letters, as it is worded to satisfy legislative requirements. The Board of Directors wants to assist you in any way they can but COMMUNICATION is the key. Please contact AAM if you have questions/concerns when you recieve a violation. Our ultimate goal is to improve the community by keeping common areas and our homes looking good. New Paint Colors The ACC Committee and the Board of Directors has chosen to add five (5) new color schemes to the current approved color list. Each new scheme has three colors that can be utilized in many ways, to include having a third (3rd) color on your home. The new color schemes are available on the website (in the Architectural Committee Section), www.carolraeranch.org, via email at Tri City or you may look at the color book with the ACC chair.
Please remember that ANY change to the outside of your home needs to be documented and approved prior to any work being started. The forms are on the website or available via email from Tri City. We look forward to seeing the new colors!
Bulk Trash Reminder
The City of Gilbert provides a bulk trash pick up program; please visit their website by clicking here. Please note that bulk trash should not be placed out for pick-up prior to the weekend immediately before your scheduled collection week. If you have bulk trash that needs to removed prior to our collection week the City of Gilbert allows every resident to take one free load each month to the Santan Transfer Station.
