For short term rentals (stays up to 30 nights), prices quoted for the use of the property fully fitted including: Broadband Internet, cable TV, water, electricity, arrival and departure cleaning, linens, utilities and basic supplies.
 
 For long term rentals (stays longer than a month), price is 650 Eur/month  , including: all the equipment, Internet, Cable TV, linens, utilities (weekly cleaning, water and electricity are not included)

  •  Bookings require a non refundable deposit of 20% ( included in total amount),  through one of these methods:

a) most booking fees are accepted via PayPal:

It's simple and you can use credit card with security, in any currency. You don´t need to have a PayPal account. No expenses for you. How does it work: 
If you choose this payment option we will inform the precise value of your booking fee to PayPal and give them your e-mail.
Afterwards PayPal sends you an e-mail immediately with a link to a secure page where you can complete the payment in a few minutes.  
 
 b) If you prefer you can use  bank transfer. In this case we shall send you a message with our SWIFT/IBAN .(If you use bank transfer be sure that all the expenses concerning the international transfer are supported by you)
 
 As soon as bank transfer or PayPal payment is concluded, a confirmation e-mail will be sent to you with all the relevant details for arrival.
 
REMAINING PAYMENT: 
 
 · 80% of total amount in cash upon arrival.
 
 · Damage deposit of 150 € in cash upon arrival, refunded on departure, if the apartment and equipment are in reasonable condition.
 
 Check-in time: from 2:00PM to 12:00 PM
Check-out time : until 13:00 PM
(Its possible to adjust check-in and check-out time, according to availability)

Bicycles on request - Prices : 20Eur/per week/ per bike
 
ARRIVAL
 
Please call us 30 minutes before your arrival.
You must show your passport or ID card . We must also know the identity and age of all the guests.
When checking in, the remaining 80% of the total amount must be paid in cash, plus 150 € of damage deposit.
Please note that the maximum one-time withdrawal in a Portuguese ATM machine is 200€, and the maximum daily withdrawal is 400 €.
 
 
 TERMS and CONDITIONS 
 
The letting of the apartment on this web site is intended solely for short term residential purposes of a special transitory nature – specifically seasonal lease – in accordance with Portuguese law,  L.A.U. ( N.R.A.U., article 1095º, nº3) , and in no way does it constitute an offering of tourist lodging .
 
BEHAVIOR The tenant signing the check-in form will be liable for the correct and decent behavior of all the persons accompanying him/her, and specifically avoiding any activity that is against any law or health policy.
Quiet time is from 10 PM to 10 AM. We are sure that you understand that the nightly rest of other inhabitants must be respected.
Parties are not allowed.
 
LIABILITIES
When leaving, the tenant is obliged to leave the apartment in a reasonable condition.
We shall not be liable for any direct or indirect damages that may arise as a consequence of the use of the apartment by the guests, including, damages, insurance, robbery, criminal behavior or inappropriate use of equipment for elderly, handicapped people or lack of children safety features. We are also not responsible for outages on the part of the local utilities providers ( electricity, water, broadband Internet).
