Golflands

Currently the Community is waiting to hear what Westcorp will do with the "Golflands" site.  Rumour had it that a Westcorp development in Highlands was to be a model for the Malmo site. That proposed 140-unit rental housing development went down to defeat on March 11, 2008 in a close 7-6 vote.

Westcorp Properties. Inc. wanted to build 140 stacked rowhouse units on the site, with just one underground parking space for each unit plus 20 visitor parking spaces. City rules requires 228 spaces in all.

Westcorp spokesman Randy Ferguson argued that meeting the city's parking requirements would require a second level of underground parking, which would greatly increase the project cost. That would push the cost of the rental units beyond what the target renters, families with an income around $70,000, could afford, he said.

Zoning Bylaw Enforcement

Zoning bylaw enforcement appears to have a poor reputation in Edmonton, well documented by the Strathcona Centre Community League Planning Committee.

"Parasitic" Parking

At least 6 months prior to official station opening, the community must assess the need for a Residential Parking Program (City guidelines) within 400-600 meters of the station.

Lessons from the Past
