Introduction

Assignment: What are the impliations of the open space and historic designations?
 
Description: The assignment will involve analyzing how zoning will affect the architect's canvas in terms of height, setback and parking. The work will also address how historic structures affect renovation options.

Homework Approach

By June 1st, when the architect begins work, what do we need to know?
  • JM: If renovation occurs with the Open Space designation, what are the code requirements?
  • JM: If renovation requires a re-zoning, what does that imply and what could the new requirements entail?
  • JM: What are the options for complying with historic preservation rules (retention, relocation, removal, etc.) and what would be the implications of each scenario?
  • JM: How does the Water Bureau’s ownership of part of the yard affect renovation options and what are the options for resolving that?
What else will we want to figure out as part of the process?
  • JM: How does Warner Pacific College’s master plan relate to ours?

 

How do we want to answer these questions?
  • JM: Establish a sub-committee that will work offline from our Monday night meetings
  • JM: Retain appropriate technical expertise
  • JM: Work with Bureaus of Development Services, Planning and Water
  • Mark: We need to start by sitting down with the relevant Bureaus (BDS, BES, Transportation, Planning) to hear what they may be thinking.
What are the important products?
  • JM: Documented resolution of property ownership issue with Water Bureau
  • JM: Draft and final reports that include maps and/or pictures
  • JM: Several meetings with subcommittee
  • JM: Public forum to review options at the draft stage
